huzzah peeps!
Nothing says home ownership like discovering once you replace sprinklers you try to find out why you hear something hidden in the grass that seems to be flooding it a bit... and oh look there are 2 more sprinklers completely covered with growth that are old and not popping up!
Looks like I need to replace those soon! was too tired from replacing the remaining brass ones I saw yesterday. I'll do it in the 97 degree heat later this week! heh.
Also how they placed these 3 sprinklers is odd. basically a Sharks triangle play, that makes no sense, rhyme or reason in the the current 2019-20 team!

We hope it is. You are through the toughest part. I hated having to basically clean as if to have a showing each day, and never know if you'd have to pack up and leave with the dog for an hour. I was glad we got it over with after 1 pre-list open house and 1 weekend.

I'd hate to see SJ or the peninsula these days. That's not San Ramon, that's essentially Blackhawk (but may still be Danville). It's a good location for a young couple - basically the only location here with very good shops, pubs and restaurants within the walking distance.

Kurt Thomas, the first U.S. male gymnast to win a gold medal at the world championships, died of complications from a stroke, his family said Friday. He was 64.
Thomas suffered a stroke on May 24, which was caused by a tear of the basilar artery in the brain stem.

He also won gold in the horizontal bar and a silver in the all-around, pommel horse and parallel bars β it was the most medals won at a single world championship by an American, but was later eclipsed by Simone Biles.
He competed in the 1976 Olympics in Montreal before winning gold at the worlds in 1977. He was a favorite to capture gold at the 1980 Olympics in Moscow but the U.S. boycotted the Games.
Thomas was a star gymnast at Indiana State and his popularity on campus was only rivaled by that of Larry Bird, who was leading the menβs basketball team to the NCAA Tournament finals. Thomas was the top amateur gymnast in 1979 and was later inducted into the International Gymnastics Hall of Fame in 2003.

Compression fan outside turns on, no air cold or not blowing through vents. Replaced air filter already and reset circuit breaker and still nothing.
So through home warranty someone will be out here tomorrow. Just when I have to go into the office. (how convenient).
Wife will be here so hopefully they don't screw with her since she takes no lip from no one! lol.
At least it should be only 75.00 bucks and rest covered under warranty. We think it might be a fuse but need to make sure.
So indoor fans are running now!

I dug up 22 sprinklers in my backyard on Sunday. At least it wasn't totally hot AF. I'm replacing the entire sprinkler system as the fucktards that installed the original system were, well, fucktards!

The "home warranty" folks were a huge PITA! After three weeks (100Β° temps) of BS from those a-holes I fired them, took the $1100 they would pay if I had the system repaired on my own, and got shit done. The repairs would've been $3500 which would've likely exposed weakness in the condenser coils (same material as the coils that failed) and that would've been another repair. I replaced the system (with a kick-ass high efficiency system) for $8500 (-$1100). It cranks! For S&Gs, on a day that was 110Β° here, I set the thermostat for 65Β°. I had to put on a hoodie in the house. Worth it!!ππ»ππ»

Even with my home bills going up a bit, they're easily covered by the no commute savings. If I had not needed to make a trip to San Jose last month, I wouldn't have had to buy gas since early April. My boss asked if we'd consider making work from home permanent. I laughed out loud and said, "FUCK YEAH!" He appreciated my enthusiasm but asked me to temper my language!π

Schools in different states don't have the huge overhead of wasted money like Calif does. They spend the money on teachers and facilities that help with the teaching of kids, not the waste of millions of dollars like the clowns in Sacramento do.

Yeah, it does get a bit toasty out here. But, I'm so close to major arteries, I can get to other places easily. I can get to the mountains pretty quickly. I'm only 50+ miles from Fugz's fav Lake Tulloch. Hwy 99 is close so I can head north or south. I have a greenbelt behind my house, parks on either end of the greenbelt and a school (albeit kind of shitty) adjacent to the park to the east. Hopefully, all that will make this place attractive to a family when I decided to bail out of California.

Yep, the schools here are all in great shape. You have these relatively poor/rural counties but the schools, roads, etc are immaculate. Also, my kids school hasnβt asked us for money, or to participate in a βfundraiser for school suppliesβ, once. Granted, they donβt give any tax payer money to illegals and the inmates donβt have better health care than law abiding citizens...but Iβll take those trade offs any day
